# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan (Unreferenced) received by the Local Planning Authority on 06.12.2022 Proposed Site Plan (unreferenced) received by the Local Planning Authority on 06.03.2023 Proposed Plans and elevations (reference DWG No. 004) received by the Local Planning Authority on 06.12.2022 REASON: To accord with the terms of the planning application.
3 Before the application of any external facing materials, full details and/or samples shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To preserve the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 Prior to installation, full details and/or samples of materials including windows and doors, rainwater gutters and pipes and roofing materials to be used in the external elevations shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To preserve the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 Prior to the development being brought into permitted end use, a scheme which outlines the proposed sound insulation measures to be implemented between dwellings shall be submitted to and approved in writing by the Local Planning Authority. ProPG: Noise and Planning document specifically addresses schemes with incompatible room design which have the potential to cause disturbance. The approved scheme shall be completed prior to the end use of the development and shall thereafter be retained. REASON: To minimise the disturbance by noise of future residential occupiers of the flats hereby permitted and in the interest of neighbour amenity.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
