# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Existing and proposed front elevations, plans, location plan, and section, Drawing Nr: 01, Revision A, received by the Local Planning Authority on 20.02.2023. REASON: To accord with the terms of the planning application.
3 The door hereby approved shall be timber, the windows shall be UPVC with a foil finish, as specified in the approved planning application. REASON: For the avoidance of doubt and to preserve the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 New windows are to be vertical sliding sash with run through horns and traditional jointing, with a foil finish. Trickle vents shall not be fitted to the windows or door. REASON: For the avoidance of doubt and to preserve the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the agent a satisfactory scheme has been negotiated.
