# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 19/10/2022 - Site plan received by the Local Planning Authority on 19/10/2022 - Proposed ground floor plan; rear and side elevation - AMENDED (Page 02 Rev 7) received by the Local Planning Authority on 27/01/2023 - Existing and proposed right side elevation - AMENDED (Page 03 Rev 6) received by the Local Planning Authority on 27/01/2023 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Prior to the first use of the balcony area hereby approved, a 1.8m high opaque/obscure glazed privacy screen shall be installed to both side elevations as detailed in the Proposed ground floor plan; rear and side elevation Amended drawing and Existing and proposed right side elevation - Amended drawing received by the Local Planning Authority on the 27th January 2023. The privacy screens shall be maintained and retained for the lifetime of the development. REASON: To protect the amenity of neighbouring occupiers in accordance with Local Plan Policy SD4.
5 Prior to the first use of the balcony area hereby approved, a glass balustrade shall be installed to the west rear elevation detailed in the Proposed ground floor plan; rear and side elevation - Amended drawing received by the Local Planning Authority on the 27th January 2023. The glass balustrade shall be maintained and retained for the lifetime of the development. REASON: To protect the amenity of neighbouring occupiers in accordance with Local Plan Policy SD4.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
