# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: and detailed materials - Plans and elevations (Page 01) AMENDED 21/11/2022 received by the Local Planning Authority on 21/11/2022 REASON: To accord with the terms of the planning application.
3 The existing front boundary hedge, as shown on the 1:500 plan on the Plans and Elevations drawing received by the Local Planning Authority on the 21/11/2022 must be retained during the lifetime of the proposed development. The height of the hedge shall not be reduced below the height of the bottom of the gate pillar pier caps. REASON: To ensure that the appearance of the development respects the site and the surroundings in accordance with policy SD4 and HE1 of the Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
