# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, Scale 1:1250, received by the Local Planning Authority on 27.06.2022, Site Plan, Scale 1:1250, received by the Local Planning Authority on 13.07.2022, Proposed Floor Plan, DRAWING NUMBER A100, received by the Local Planning Authority on 13.07.2022, Existing and Proposed Mezzanine Plans, DRAWING NUMBER A113, received by the Local Planning Authority on 13.07.2022, Proposed Elevations, DRAWING NUMBER A109, received by the Local Planning Authority on 10.08.2022, Proposed Elevations Sheet 2, DRAWING NUMBER A115, received by the Local Planning Authority on 10.08.2022, Existing and Proposed Roof Plans, DRAWING NUMBER A112, received by the Local Planning Authority on 13.07.2022 REASON: To accord with the terms of the planning application.
3 The external elevations of the development hereby approved shall be built in materials and colours specified in the planning application. REASON: To ensure that the appearance of the development complements the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 The cafe part of the use hereby approved shall not commence until arrangements for the effective control of fumes and odours from the premises have been implemented on site in accordance with details which have first been submitted to, and approved in writing by, the Local Planning Authority. The details agreed and implemented shall thereafter be retained at all times. REASON: To ensure that the use would not have any adverse impacts on neighbour amenity in accordance with policy SD4 of the Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
6 This consent does not confer advertisement consent for signage for the premises. The development should ensure they have all the necessary consents in place should permission be required under the advertisement regulations.
