# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: existing and proposed plans and elevations ref drawing number 2022.051 PP01 Rev A received by the Local Planning Authority on 15.09.2022 REASON: To accord with the terms of the planning application.
3 Prior to installation, full details of the design, dimensions and materials of windows W2 and W3, including method of opening, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. Trickle vents shall not be fitted to the windows. REASON: To safeguard and enhance the special character of the listed building and the character of the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan.
4 Prior to installation of windows W2 and W3, a method statement detailing rebates, reveals and pointing shall be submitted to and approved in writing by the local planning authority. The work must be carried out in accordance with that method statement. REASON: To safeguard and enhance the special character of the listed building and the character of the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan.
5 Prior to any work to create new openings and demolish existing brickwork, a detailed method statement is to be submitted to and approved in writing by the local planning authority. The work must be carried out in accordance with that method statement. REASON: To safeguard and enhance the special character of the listed building as required by Policy HE2 of the adopted Local Plan.
6 The extension is to be tied into the existing building in accordance with a detailed method statement to be submitted to and approved in writing by the local planning authority prior to its construction. REASON: To safeguard and enhance the special character of the listed building as required by Policy HE2 of the adopted Local Plan.
7 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
