# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed site Plan received by the Local Planning Authority on 25.05.2022 Proposed elevations (ref FH/HPA/003 Rev A) received by the Local Planning Authority on 26.09.2022 Proposed Parking Layout received by the Local Planning Authority on 01.06.2022 REASON: To accord with the terms of the planning application.
3 Prior to installation, full details and/or samples of roofing tiles, ridge tiles, brick and/or render, rainwater gutters and pipes, windows, doors and fascias to be used on the external elevations and for the roof of the house shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the conservation area and setting of nearby listed buildings, as required by policies HE1 and HE2 of the Redcar & Cleveland Local Plan.
4 Prior to stripping the current roof, full details of the design, dimensions and materials of the new roof eaves showing overhang and rafters, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area and setting of nearby listed buildings, as required by policies HE1 and HE2 of the Redcar & Cleveland Local Plan.
5 Prior to construction of the forward projecting gable, full details of the roof eaves showing overhang and rafters and details window and door rebates and reveals, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area and setting of nearby listed buildings, as required by policies HE1 and HE2 of the Redcar & Cleveland Local Plan.
6 Prior to construction of the dormers, details of the roof and window rebates and reveals, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area and setting of nearby listed buildings, as required by policies HE1 and HE2 of the Redcar & Cleveland Local Plan.
7 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
8 Informative Note: At no point shall the adopted highway be blocked up without the prior consent of the Councils Engineering team who can be contacted on 01287 612536.
