1 The proposal, due to the scale and massing of the first floor side extension, would create an overbearing impact on the occupiers of 43 and 45 Swanage Drive resulting in an adverse impact on the amenity of the occupiers. The proposal is therefore contrary to part b of policy SD4 of the Redcar and Cleveland Local Plan.
2 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no suitable amendments have been submitted.
