# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 05/04/2022 - Proposed site plan and block plan received by the Local Planning Authority on 22/06/2022 - Proposed floor plans (Rev B) received by the Local Planning Authority on 24/06/2022 - Proposed Northern and Western elevations (Rev B) received by the Local Planning Authority on 24/06/2022 - Proposed Southern and Eastern Elevations received by the Local Planning Authority on 22/06/2022 REASON: To accord with the terms of the planning application.
3 Prior to installation, approval of the exact details of the design, materials and function of all windows and doors, drawn at a scale of not less than 1:20, and/or fully illustrated, shall be obtained from the Local Planning Authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the listed building and the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan.
4 Prior to installation, approval of the exact details of the design of the flue, drawn at a scale of not less than 1:20, and/or fully illustrated, shall be obtained from the Local Planning Authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the listed building and the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan.
5 Prior to any alterations to stonework to accommodate the extended and new openings, including the opening for the flue, a detailed method statement is to be submitted and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the listed building as required by Policy HE2 of the adopted Local Plan.

8 Prior to Insertion of the larger cart type opening in the north elevation, exact details of the opening drawn at a scale of not less than 1:20 showing the proposed ground levels at the opening together with the internal floor level shall be submitted to and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the listed building and the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan.
9 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
