2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site location plan (ref 21-091-01) received by the Local Planning Authority on 04.03.2022 Site layout plan (ref 21-091/06) received by the Local Planning Authority on 04.03.2022 Proposed floor plan(ref 21-091/03B) received by the Local Planning Authority on 04.03.2022 Proposed elevations (ref 21-091/04B) received by the Local Planning Authority on 04.03.2022 Proposed side elevations (ref 21-091/07) received by the Local Planning Authority on 07.03.2022 Proposed elevations colour (ref 21-091/05) received by the Local Planning Authority on 07.03.2022 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
5 Informative Note: At no point shall the adopted highway be blocked up with out the prior consent of the Councils Engineering team who can be contacted on 01287 612536.
