1 The proposal is considered to result in a significant detrimental impact upon the amenity of the adjoining occupier through the size, scale and massing of the rear extension through overshadowing and oppression. The proposal is considered in this regard to be contrary to the advice of the Residential Extensions and Alterations Supplementary Planning Document (May 2013) and the requirements of Policy SD4(b) of the Redcar and Cleveland Local Plan.
2 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
