# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 29/03/2022 - Site plan received by the Local Planning Authority on 29/03/2022 - Proposed plans and elevations - AMENDED 27 09 2022 received by the Local Planning Authority on 27/09/2022 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Prior to the occupation of the development hereby approved, the dormer window on the east facing elevation shall be fixed and contain obscure glazing as detailed in the Proposed plans and elevations drawing (Dwg no 02 Rev a) received by the Local Planning Authority on 27th September 2022. The glazing should be obscurity level 4 or above and maintained and retained for the lifetime of the development. REASON: To protect the amenity of neighbouring occupiers in accordance with Local Plan Policy SD4.
5 Informative Note: At no point shall the adopted highway be blocked up without the prior consent of the Councils Engineering team who can be contacted on 01287 612536.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
