# Condition Details
1 Before any works above ground level commence in pursuance of this permission, full details and/or samples of all materials including roof slates, rainwater gutters and pipes, to be used in the external elevations and for the roof, shall be submitted to and approved in writing by the local planning authority. REASON: To safeguard the special character of the listed building and the character of the conservation area.
2 The extension hereby approve shall be constructed in accordance with a method statement outlining how it will be tied in to the existing building. The method statement shall be submitted to and approved in writing by the local planning authority prior to the excavation of foundations for the extension. REASON: To safeguard and enhance the special character of the listed building and its setting and the character of the conservation area.
3 The removal of the rear exterior wall and widening of the historic window aperture in the rear offshoot is to be carried out in accordance with a method to be submitted to and approved in writing by the local planning authority prior to the removal of any historic material. REASON: To safeguard the special character of the listed building and its setting and the character of the conservation area.
4 Prior to any demolition work commencing, a photographic record of all historic interior and exterior features to be removed in connection with the permission shall be made and copies submitted to the local planning authority. REASON: To safeguard evidence of the history and development of the listed building and to serve its interpretation to the public.
