1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Existing floor plans and location plans received by the Local Planning Authority on 11/01/2022 - Proposed floor plans received by the Local Planning Authority on 11/01/2022 - Replacement window details received by the Local Planning Authority on 11/01/2022 - Proposed elevations and sections received by the Local Planning Authority on 11/01/2022 - Method Statements received by the Local Planning Authority on 11/01/2022 - In ground lighting received by the Local Planning Authority on 11/01/2022 - Facade lighting received by the Local Planning Authority on 11/01/2022 - Lighting Level Report received by the Local Planning Authority on 17/02/2022 REASON: To accord with the terms of the planning application.
3 The proposed external lighting hereby approved shall be installed in accordance with the details contained within Lighting Level Report submitted to the Local Planning Authority on the 17th February 2022. The lighting shall be maintained in accordance with the details of the report for the lifetime of the development. REASON: To protect the amenity of neighbouring residential occupiers in accordance with Local Plan Policy SD4.
4 Informative Note: The Council's Engineering Team and street lighting contractors will need to be consulted on these electrical works.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
