# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site location and Site Block Plan (reference 127 - Drawing No. P01 Rev C) received by the Local Planning Authority on 03.02.2022 Proposed floor plans (reference 127 - Drawing No. P04 Rev E) received by the Local Planning Authority on 19.04.2022 Proposed elevations and sections (reference 127 - Drawing No.P05 Rev E) received by the Local Planning Authority on 16.06.2022 REASON: To accord with the terms of the planning application.
3 Prior to installation, full details and/or samples of all windows and doors and PV panels to be used in the external elevations and for the roof, together with method statements for their use, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the listed building and the conservation area and the settings of adjacent listed buildings as required by Policies HE1 and HE2 of the adopted Local Plan.
4 Prior to de-construction of the eastern gable, full details of the design, dimensions and materials of the kingpost truss to be installed along with associated glazing, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the setting of adjoining listed buildings and the character of the conservation area, as required by Policies HE1 and HE2 of the adopted Local Plan.
5 Stairs, floors and partition walls are to be installed in accordance with detailed method statements to be submitted to and approved in writing by the local planning authority prior to their installation. The method statements shall also include details of which joists are to be re-positioned. The development shall be carried in accordance with the approved method statements. REASONS: To safeguard the special character of the listed building and the conservation area and the settings of adjacent listed buildings as required by Policies HE1 and HE2 of the adopted Local Plan.
6 Prior to any stonework repairs and re-pointing, detailed method statements to be submitted to and approved in writing by the local planning authority and the work is to be carried out in accordance with those method statements. REASONS: To safeguard the special character of the listed building and the conservation area and the settings of adjacent listed buildings as required by Policies HE1 and HE2 of the adopted Local Plan.
7 Prior to repairs to the apex roof remains of the horse gin, a method statement outlining the repairs to the carried out is to be submitted to and approved in writing by the local planning authority. The work is to be carried out in accordance with the approved method statement. REASONS: To safeguard the special character of the listed building and the conservation area and the settings of adjacent listed buildings as required by Policies HE1 and HE2 of the adopted Local Plan.
8 Details of cable and ducting runs are to be submitted to and agreed in writing by the local planning authority prior to installation. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the listed building and the conservation area and the settings of adjacent listed buildings as required by Policies HE1 and HE2 of the adopted Local Plan.
9 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
