# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site location and Site Block Plan (reference 127 - Drawing No. P01 Rev C) received by the Local Planning Authority on 03.02.2022 Proposed floor plans (reference 127 - Drawing No. P04 Rev E) received by the Local Planning Authority on 19.04.2022 Proposed elevations and sections (reference 127 - Drawing No.P05 Rev E) received by the Local Planning Authority on 16.06.2022 REASON: To accord with the terms of the planning application.
3 Unless otherwise agreed in writing the air source heat pump installed shall be a Mitsubishi Electric Monobloc Air Source Heat pump ref PUZ-WM60VAA(-BS). Unless otherwise agreed in writing once installed the heat pump shall be retained for the life of the development. REASON: In the interest of neighbouring amenity in accordance with policy SD3.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
5 Informative Note: The application site is on/close to land that has been identified as having a history of potential contamination. It is not considered that the development proposed will give rise to 'significant risk' to health or pollution of controlled waters. It is recommended, however, that the attention of the applicant be drawn to the risk of contaminants in, on or under the site.
6 Informative Note: Notwithstanding any approved details made under planning provisions, should any noise, odour or other nuisance occur then action may be taken under statutory nuisance provisions.
7 Informative Note: At no point shall the adopted highway be blocked up without the prior consent of the Councils Engineering team who can be contacted on 01287 612536.
