2 The development hereby permitted shall be carried out in accordance with the following approved plans: Drawing Number 2021.118.PP01received by the Local Planning Authority on 07/12/2021 REASON: To accord with the terms of the planning application.
3 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.

5 Informative Note: As the proposed works are adjacent to the shared boundary the applicants attention is drawn to noting that Planning Approval does not infer any rights of access onto 3rd Party Land for construction activity, nor does it provide for details of guttering or eaves to overhang 3rd party land. Attention is also drawn to impacts of construction activity upon 3rd party property being a civil matter and you are advised to speak to building control officer regarding land stability and impacts to the neighbouring property and its land.
