# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Site location plan received by the Local Planning Authority on 26/11/2021 - Block Plan received by the Local Planning Authority on 28/01/2022 - Existing and proposed layouts received by the Local Planning Authority on 28/01/2022 REASON: To accord with the terms of the planning application.
3 Prior to removal of the current front boundary railings, full details and/or samples of the stone to be used in the new boundary wall together with details of its construction drawn at not less than 1:20 shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the character of the conservation area and the settings of adjacent listed buildings, as required by policies HE1 and HE2 of the adopted Local Plan.
4 Full details and/or samples of the stone flags to be used in the new garden path shall be submitted to and approved in writing by the local planning authority prior to the flags being laid. The development shall be completed in accordance with the approved details. REASONS: To safeguard the character of the conservation area and the settings of adjacent listed buildings, as required by policies HE1 and HE2 of the adopted Local Plan
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
6 Informative Note: The applicant shall contact Engineering on 01287 612594 to discuss the provision of a permanent vehicular crossing.
7 Informative Note: At no point shall the adopted highway be blocked up with out the prior consent of the Councils Engineering team who can be contacted on 01287 612536.
