# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Site Plan referenced 1071-CPM-EX-DR-A-9001 received by the Local Planning Authority on 25/11/2021 Proposed Floor Plan referenced 1071-CPM-EX-DR-A-2101 received by the Local Planning Authority on 25/11/2021 Proposed Elevations referenced 1071-CPM-EX-DR-A-4101 received by the Local Planning Authority on 25/11/2021 REASON: To accord with the terms of the planning application.
3 Prior to installation, full details and/or samples of the slates, rainwater gutters and pipes, roof-lights, to be used in the external elevations and for the roof shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 Prior to construction above ground level, full details of the rebate and reveal of the windows and French doors, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 The roof-lights shall be installed flush to the roof plane and not protrude above it. REASON: To safeguard the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
