| 1 | No development shall take place, including any works of demolition, until a Construction Method Statement has been submitted to, and approved in writing by the local planning authority. The Statement shall provide for: i) the parking of vehicles of site operatives and visitors; ii) loading and unloading of plant and materials; iii) storage of plant and materials used in constructing the development; iv) delivery, demolition and construction working hours. The approved Construction Method Statement shall be adhered to throughout the construction period for the development. |
| 2 | No development shall take place until the following information shall have been submitted to and approved in writing by the local planning authority: i) a full site survey showing: the datum used to calibrate the site levels; levels along all site boundaries and levels across the site at regular intervals; ii) full details of the proposed finished floor levels of all buildings, hard landscaped surfaces and ground levels. The development shall be carried out in accordance with the approved details. |
| 3 | Prior to any development above damp proof course, samples of all external materials shall have been submitted to and approved by the local planning authority in writing. The relevant works shall be carried out in accordance with the approved sample details. |
| 4 | No development shall commence until details of both hard and soft landscape works have been submitted to and approved in writing by the local planning authority. These details shall include: i) means of enclosure and retaining structures; ii) boundary treatment; iii) details of materials to be used for hard surfaced areas; iv) planting plans; v) schedules of plants noting species and sizes; vi) an implementation programme. The landscaping works shall be carried out in accordance with the approved details before the dwelling hereby permitted is occupied. |
| 5 | No development shall take place until details of works for the disposal of sewage and surface water have first been submitted to and approved in writing by the local planning authority. The dwelling hereby permitted shall not be occupied until the sewage disposal and drainage works shall have been completed in accordance with the submitted and approved details. |
