| 3 | The development hereby permitted shall be removed and the land restored to its former condition on or before 31 December 2027 in accordance with a scheme of work submitted to and approved by the Local Planning Authority unless the prior consent of the Local Planning Authority has been obtained for an extension to the length of the permission REASON: The development proposed is for a temporary haul road required until 31 December 2027 and the condition is required to ensure an appropriate restoration of the site in order to respect the character and appearance of the area in accordance with policy SD4 of the Local Plan. |
| 4 | The development shall be carried out in all respect in accordance with the details set out in the Dust Management Plan received by the Council on 22 November 2021. REASON; To minimise the impact construction and operation of the haul road in the interests of local amenity. |
| 5 | In the event that contamination is found at any time when carrying out the approved development that was not previously identified it must be reported in writing immediately to the Local Planning Authority. An investigation and risk assessment shall be undertaken, and where remediation is necessary a remediation scheme must be prepared which is subject to the approval in writing of the Local Planning Authority. Following completion of measures identified in the approved remediation scheme a verification report shall be prepared, which is subject to the approval in writing of the Local Planning Authority Following completion of the development a report shall be submitted confirming that unexpected contamination was not encountered during the development Reason : To ensure that risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property and ecological systems, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors |
| 6 | Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary. |
