# Condition Details
1 The proposed development would be located in a visually prominent location adjacent to a designated open space, next to a road situated in a predominately low-level residential area, with some lower-level commercial development to the north west. The nature of the site is that of a large visually open grassed area with vegetation and trees. The proposed development would be very significantly higher than any trees or existing development or street furniture in the vicinity. By reason of its siting, height, design, and appearance the development would appear incongruous and unduly obtrusive in the street scene, particularly in the winter months when any nearby tree cover is reduced, and as such would be detrimental to the character and appearance of the area. As the proposal is contrary to the Policy SD4 j of the Local Plan.
2 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The agent has been advised of the concerns.
