# Condition Details
1 The proposal by virtue of its size, scale massing and location would result in a wholly alien and incongruous addition to the area. The proposal fails to respect the character of the area and would detract from the visual amenity of the locality. The proposal is considered to be contrary in this regard to the requirements of policy SD4 of the Local Plan.
2 The proposal would result in significant adverse impacts upon the amenity of neighbouring properties through oppression from sheer size, scale and massing contrary to the requirements of policy SD4(b).
3 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
