1 The proposed detached boat/tractor store with first floor workshop/office above by reason of its scale, mass and siting would have a detrimental impact on the character and appearance of Marske Conservation Area contrary to Local Plan Policy HE1 and SD4 j.
2 The proposed detached boat/tractor store with first floor workshop/office above by reason of its position and scale would have an unacceptable detrimental impact on the amenity of neighbouring occupiers of 7/8 West Street. The proposed store due to its scale in close proximity to the boundary with 7/8 West Street will be overbearing and domineering to the detriment of 7/8 West Street. The proposed development is therefore contrary to part b of Policy SD4 of the Redcar and Cleveland Local Plan.
3 The proposed detached boat/tractor store with first floor workshop/office above by reason of the first floor dormer windows would have an unacceptable detrimental impact on the amenity of neighbouring occupiers of 7/8 West Street. The proposed windows will lead to an unacceptable loss of privacy to the first floor bedroom window of 7/8 West Street. The proposed development is therefore contrary to part b of Policy SD4 of the Redcar and Cleveland Local Plan.
