# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan received by the Local Planning Authority on 22/06/21 Site Plan received by the Local Planning Authority on 22/06/21 Proposed Elevations received by the Local Planning Authority on 22/06/21 REASON: To accord with the terms of the planning application.
3 Notwithstanding the details provided on the submitted and elevations, approval of the exact details of the frame including rebate and sectional timber profiles drawn at a scale of not less than 1:20 shall be obtained from the Local Planning Authority prior to installation. The development shall be carried out in accordance with those approved details. REASON: To ensure a satisfactory scheme that safeguards the special character of the conservation area and setting of the nearby listed building as required by policies HE1 and HE2 of the adopted Local Plan
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
