| 4 | In the event that contamination is found at any time when carrying out the approved development that was not previously identified it must be reported in writing immediately to the Local Planning Authority. An investigation and risk assessment must be undertaken, and where remediation is necessary a remediation scheme must be prepared which is subject to the approval in writing of the Local Planning Authority. Following completion of measures identified in the approved remediation scheme a verification report must be prepared, which is subject to the approval in writing of the Local Planning Authority Following completion of the development a report must be submitted confirming that unexpected contamination was not encountered during the development Reason : To ensure that risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property and ecological systems, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors |
| 5 | The development shall be carried out in accordance with the approved WSI (Kirkleatham Hall School: Written Scheme of Investigation for An Archaeological Strip, Map and Record Site Investigation, October 2021) received by the Local Planning Authority on 15/10/21 and any variation thereof. Unless agreed otherwise by the Local Planning Authority in accordance with a variation of the WSI the development shall not commence within area A or Area B until the satisfactory completion of the SM&R exercise in the respective area. The development shall not be brought into use until provision has been secured for the completion of the archaeological assessment and analysis referred to in the approved WSI. REASON: Areas A and B as identified in the approved WSI are both of archaeological significance. |
| 6 | Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary. |
