# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location Plan received by the Local Planning Authority on 11th June 2021 - Site plan received by the Local Planning Authority on 11th June 2021 - Proposed floor plans received by the Local Planning Authority on 11th June 2021 - Proposed door details received by the Local Planning Authority on 11th June 2021 - Proposed rear decking details received by the Local Planning Authority on 11th June 2021 - Proposed window details received by the Local Planning Authority on 11th June 2021 - Proposed roof plan received by the Local Planning Authority on 11th June 2021 - Proposed ground floor plans and window and dooe schedule received by the Local Planning Authority on 11th June 2021 - Elevations as proposed received by the Local Planning Authority on 11th June 2021 - Proposed plans and elevations (with garden wall) received on the 16th June 2021 REASON: To accord with the terms of the planning application.
3 The rear platform/patio and extension are to be built in accordance with a method statement to be submitted to and approved in writing by the local planning authority detailing how they will be tied into the existing historic building, before they are constructed. REASON: To safeguard and enhance the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
4 Prior to alterations to the front boundary wall and lengthening of the window aperture in the rear wall to accommodate the doors, detailed method statements including mortar specification are to be submitted to and approved in writing by the local planning authority and the work is to be carried out in accordance with the approved method statement. REASON: To safeguard and enhance the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
