# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location and site plans received by the Local Planning Authority on 14th July 2021 - Plans; elevations and sections as proposed Amended 29.09.2021 received by the Local Planning Authority on 29.09.2021 - Roof Plans received by the Local Planning Authority on 14th July 2021 REASON: To accord with the terms of the planning application.
3 The external elevations of the extensions hereby approved shall be built in accordance with external material details submitted to the local planning authority on 29th September 2021. The approved materials consist of stone work including window cills, roof tiles and rainwater goods. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 and HE1 of the Local Plan.
4 Notwithstanding the details contained within this application, prior to installation, full details and/or samples of the windows and doors to be used in the rear part two/part single storey extension, along with details of rebate and reveal, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
