# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan received by the Local Planning Authority on 01/04/21 Site Layout Plan received by the Local Planning Authority on 01/04/21 Proposed Floor Layout Plan received by the Local Planning Authority on 05/07/21 Proposed Elevations received by the Local Planning Authority on 05/07/21 Garage Plans and Elevations received by the Local Planning Authority on 01/04/21 Propose Levels Plan received by the Local Planning Authority on 01/04/21 Boundary Treatment Elevation Plans received by the Local Planning Authority on 01/04/21 REASON: To accord with the terms of the planning application.
3 Prior to installation, full details and/or samples of rainwater gutters and pipes, windows and doors, fascias and soffits to be used in the external elevations and for the roof of the house shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the conservation area, as required by Policy HE1 of the Redcar & Cleveland Local Plan.
4 Prior to construction above ground level, full details and/or samples of bricks, roofing tiles/slates rainwater gutters and pipes, windows and doors, fascias and soffits to be used in the external elevations and for the roof of the garage shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the conservation area, as required by Policy HE1 of the Redcar & Cleveland Local Plan.
5 Prior to construction above ground level, full details and/or samples of the bricks and caps to be used for the brick boundary piers shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the conservation area, as required by Policy HE1 of the Redcar & Cleveland Local Plan.
6 Prior to the installation of any drainage infrastructure a detailed scheme for the disposal of surface water from the development hereby approved has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall take place in accordance with the approved details. REASON: To prevent the increased risk of flooding from any sources in accordance with the NPPF.
7 In the event that contamination is found at any time when carrying out the approved development that was not previously identified it must be reported in writing immediately to the Local Planning Authority. An investigation and risk assessment must be undertaken, and where remediation is necessary a remediation scheme must be prepared which is subject to the approval in writing of the Local Planning Authority. Following completion of measures identified in the approved remediation scheme a verification report must be prepared, which is subject to the approval in writing of the Local Planning Authority. Following completion of the development a report must be submitted confirming that unexpected contamination was not encountered during the development Reason : To ensure that risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property and ecological systems, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors
8 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holiday. REASON: To ensure that the any activity during the construction development would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Local Plan.
9 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
