# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 15th February 2021 - Elevations as proposed received by the Local Planning Authority on 12th April 2021 - Floor layouts and roof plans as proposed received by the Local Planning Authority on 12th April 2021 REASON: To accord with the terms of the planning application.
3 Prior to construction of the extension, full details and/or samples of all materials including windows ,masonry, roof slates, rainwater gutters and pipes to be used in the external elevations and for the roof, together with method statements for their use including details of how the extension will be tied into the existing building, shall be submitted to and approved in writing by the local planning authority. REASONS: To safeguard the special character of the listed building and the conservation area and the settings of adjacent listed buildings in accordance with Redcar and Cleveland Borough Council Local Plan Policy HE1 and HE2.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
