| 3 | Prior to installation, full details and/or samples of all materials including masonry, roof tiles/slates, fascia boards, rainwater gutters and pipes, windows including the roof lantern, doors including the garage door and glazed barrier for the platform / patio, shall be submitted to and approved in writing by the local planning authority. REASONS: To safeguard the special character of the listed building and the conservation area and the settings of adjacent listed buildings in accordance with Redcar and Cleveland Local Plan Policy HE2. |
| 4 | Notwithstanding the details provided on the submitted plans and elevations, approval of the exact details of the design, materials and function of all windows and doors, including method of opening, drawn at a scale of not less than 1:20, and/or fully illustrated, shall be obtained from the Local Planning Authority prior to their installation. Trickle vents shall not be fitted to the windows or doors. REASON: To ensure the use of satisfactory materials and to safeguard and enhance the special character of the listed building and the character of the conservation area in accordance with Local Plan Policy HE1 and HE2. |
| 5 | The rear platform/patio and extension are to be built in accordance with a method statement to be submitted to and approved in writing by the local planning authority detailing how they will be tied in to the existing historic building, before they are constructed. REASON: To safeguard and enhance the special character of the listed building in accordance with Local Plan Policy HE2. |
| 6 | Prior to alterations to the front boundary wall and lengthening of the window aperture in the rear wall to accommodate the doors, detailed method statements including mortar specification are to be submitted to and approved in writing by the local planning authority and the work is to be carried out in accordance with the approved method statement. REASON: To safeguard and enhance the special character of the listed building in accordance with Local Plan Policy HE2. |
| 7 | Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated. |
