1 The proposed side extension due to the fact that there is no set back at first floor level or a drop in ridge height has the potential to create a terracing effect within the street scene which would have a detrimental impact on the character and appearance of the area. The proposal does not comply with policy SD4 of the Redcar and Cleveland Local Plan or the guidance in the Residential Alterations and Extensions Supplementary Planning Document.
2 The Local Planning Authority considers that the application as amended did not meet with the local policies and guidance. The applicant/ agent has been advised of this; however the area of concern has not been addressed.
