As this is a householder application, in the event of an appeal against a refusal of planning permission, which is to be dealt with on the basis of written representations, any representations made about this application will be sent to the Secretary of State, and there will be no further opportunity to comment at appeal stage.

| 3 | The external elevations of the extension(s) hereby approved shall have a render finish and grey roof tiles. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan. |
| 4 | Prior to the occupation of the development hereby approved, the second floor window on each side elevation of the proposed extensions shall contain obscure glazing. The glazing should be obscurity level 4 or above, the windows shall be non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed and shall be maintained and retained for the lifetime of the development. REASON: To protect the amenity of neighbouring occupiers in accordance with Local Plan Policy SD4 and Design of Residential Areas Supplementary Planning Document. |
| 5 | Prior to the development first being brought into permitted end use, the developer must either submit evidence that the building was built post 2000 or carry out an intrusive pre-demolition asbestos survey in accordance with HSG264 and provide a mitigation plan to reduce risks to potential workers, neighbours and other offsite receptors. REASON: To ensure that risks from asbestos to the future users of the land and neighbouring land are minimised, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors. |

| 8 | Informative Note: The applicant is also advised that the property is located in a Smoke Control Area and it is an offence under the Clean Air Act 1993 for smoke to be emitted from a chimney in a Smoke Control Area unless authorised fuels are being burnt or the appliance is exempt. In a smoke control area only certain authorised fuels, or any of the following ‘smokeless’ fuels, can be burnt unless it is burnt in an exempt appliance: • anthracite • semi-anthracite • gas • low volatile steam coal Wood is not classed as an authorised fuel Therefore, if the applicant wishes to install a solid fuel or wood burning appliance the appliance must be classified as an exempt appliance made in Regulations under the Clean Air Act 1993. In the event that the appliance is not classed as exempt then only authorised fuels should be used as stated above. |
