# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 22nd December 2020 - Plans and elevations as proposed received by the Local Planning Authority on 1st March 2021 - Dormer window details received by the Local Planning Authority on 26th May 2021 - Material details received by the Local Planning Authority on 26th May 2021 REASON: To accord with the terms of the planning application.
3 The development hereby permitted shall be carried out in accordance with the following approved materials: Roof – full lead sheet to rear catslide roof & slate – Welsh – to front dual pitched dormers. Walls – rear hung tile dark grey to rear. Lead finish to front including mullions. Windows and side frames – timber frame painted white. Guttering – black upvc Downcomers – black upvc to match above. REASON: To accord with the terms of the planning application.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
5 Informative Note: At no point shall the adopted highway be blocked up with out the prior consent of the Councils Engineering team who can be contacted on 01287 612536.
