# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, Scale 1:1250, received by the Local Planning Authority on 03 December 2020, Site/Block Plan, Job No - 20028-005 A, received by the Local Planning Authority on 09 February 2021, Proposed Elevations, Job No - 20028-004 A, received by the Local Planning Authority on 09 February 2021, Proposed Plans, Job No - 20028-002 A, received by the Local Planning Authority on 09 February 2021. REASON: To accord with the terms of the planning application.
3 The external elevations of the extension hereby approved shall be built in the materials and colours specified in the planning application, and shall be retained and maintained as such. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the agent a satisfactory scheme has been negotiated.
