1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location and site plan received by the Local Planning Authority on 13th November 2020 - Elevations as proposed received by the Local Planning Authority on 13th November 2020 - Ground floor plan as proposed received by the Local Planning Authority on 13th November 2020 - Boundary wall details as proposed received by the Local Planning Authority on 23rd November 2020 REASON: To accord with the terms of the planning application.
3 Prior to installation of the railings and plinth, full details and/or samples of the railings and stone to be used, together with installation details, shall be submitted to and approved in writing by the local planning authority. REASONS: To safeguard the special character of the listed building and the conservation area and the settings of adjacent listed buildings in accordance with Redcar and Cleveland Borough Council Local Plan HE1 and HE2.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
