# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan Scale 1:1250, and Proposed Site Plan Scale 1:500, both received by the Local Planning Authority on 02 November 2020, Proposed Plans and Side Elevations, received by the Local Planning Authority on 04 January 2021, Proposed Rear Elevation, received by the Local Planning Authority on 11 January 2021. REASON: To accord with the terms of the planning application.
3 Prior to any development above damp proof course, details of the external materials to be used in the carrying out of this permission shall have first been submitted to and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details. REASON: To ensure that the appearance of the development respects the host property, and Conservation Area, in accordance with policies SD4 and HE1 of the Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the agent a satisfactory scheme has been negotiated.
