| 6 | The attention of the applicant should be drawn to the risk of Radon on the site. A desk study including a review of the Indicative Atlas of Radon in Great Britain indicates that the proposed development site is in a class 2 Radon affected area where there is the potential for between 1 and 3% of existing and future properties within the area to be above the action level of 200 Bqm-3. Public Health England advises that a Radon gas test should be carried out in all properties where more than 1% of homes are estimated to be above the action level (200 Bqm-3) within radon affected areas. Public Health England also suggest that where less than 1% of homes are above the action level then consideration also be given to carrying out radon gas tests and fitting radon prevention measures to new buildings. BRE 211 (2015) advises that areas with an increased radon potential can be sufficiently protected by a well-designed and fitted gas barrier membrane of 300 micron (1200 gauge) which is generally equivalent to gas characteristic situation 2 referenced in CIRIA C655. |
| 7 | The attention of the applicant should be drawn to the risk of asbestos on the site. As the building subject to the consent hereby granted was built pre 2000, the developer is strongly advised to carry out an intrusive pre-demolition asbestos survey in accordance with HSG264, and provide a mitigation plan to reduce risks to potential workers, future occupants of the property, neighbours and other offsite receptors. This is to ensure that risks from asbestos to potential workers, future occupants of the property, neighbours and other offsite receptors are minised and that the development of the site can be carried out safely. |
