# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, Scale 1:1250, 27 October 2020, received by the Local Planning Authority on 27 October 2020, Site Plan, Scale 1:500, received by the Local Planning Authority on 27 October 2020, Existing and Proposed Elevations, 2 Lingberry Garth, received by the Local Planning Authority on 13 November 2020, Existing and Proposed Elevations, 6, 7 and 8 Lingberry Garth, received by the Local Planning Authority on 13 November 2020. REASON: To accord with the terms of the planning application.
3 The external elevations of the development hereby approved shall be built of the materials specified in the planning application and retained and maintained as such. REASON: To ensure that the appearance of the development matches the existing property and would respect the character and appearance of the Conservation Area in accordance with policies SD4 and HE1 of the Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
