# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan (Sheet 1 of 6) received by the Local Planning Authority on 20th October 2020 - Site plan (Sheet 2 of 6) received by the Local Planning Authority on 20th October 2020 - Proposed plans, proposed elevations and proposed sections received by the Local Planning Authority on 20th October 2020 REASON: To accord with the terms of the planning application.
3 Prior to installation, full details and/or samples of, windows, doors, bricks and slates to be used in the external elevations and for the roof shall be submitted to and approved in writing by the local planning authority. REASONS: To safeguard the special character of the conservation area in accordance with Local Plan Policy HE1.
4 Prior to the occupation of the development hereby approved, the first floor window on the rear (west) elevation of the proposed retail sales area shall contain obscure glazing and be fixed closed. The glazing should be obscurity level 4 or above and maintained and retained for the lifetime of the development. REASON: To protect the amenity of neighbouring occupiers in accordance with Local Plan Policy SD4 and Design of Residential Areas Supplementary Planning Document.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
6 Informative Note: At no point shall the adopted highway be blocked up with out the prior consent of the Councils Engineering team who can be contacted on 01287 612536.
