1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, Scale 1: 1250, received by the Local Planning Authority on 13 July 2020, Site/Block Plan, Scale 1:500, received by the Local Planning Authority on 13 July 2020, Proposed Ground Floor and First Floor Plans, Option 2, DWG No = 05, received by the Local Planning Authority on 31 July 2020, Proposed Second Floor and Roof Plan, DWG No = 05, received by the Local Planning Authority on 13 July 2020, Proposed Front and Rear Elevations and Sections, DWG No = 08, received by the Local Planning Authority on 12 October 2020, Proposed Side Elevation, DWG No = 09, received by the Local Planning Authority on 12 October 2020, Proposed Side Elevation, DWG No = 10, received by the Local Planning Authority on 12 October 2020, Proposed Section, DWG No = 11, received by the Local Planning Authority on 12 October 2020. REASON: To accord with the terms of the planning application.
3 Prior to any development above damp proof course, details of the external materials to be used in the construction of the garage hereby approved, shall have first been submitted to, and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details. REASON: To ensure that the appearance of the development would respect the site, surroundings and Conservation Area in accordance with policies SD4 and HE1 of the Local Plan.
4 Prior to installation, full details and/or samples of all new windows shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area in accordance with Policy HE1 of the Local Plan.
5 No window or door openings shall be inserted into the north facing side elevation of the garage hereby approved. REASON: To prevent a loss of neighbour amenity in accordance with Policy SD4 of the Local Plan.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
7 Informative Note: At no point shall the adopted highway be blocked up with out the prior consent of the Councils Engineering team who can be contacted on 01287 612536.
8 Informative Note: The new driveway should be of a permeable construction, must drain within curtilage and shall not shed water onto any adopted highway.
