# Condition Details
1 The proposed first floor extension and conversion of part of first floor into a self contained flat by reason of the distance between the proposed two first floor windows on the rear elevation would have an unacceptable adverse impact on the amenity of future occupiers of the flat due to the limited separation distance between the proposed windows and the side elevation of 14-16 Queen Street. In addition the other rooms within the flat are to be served by roof lights resulting in an unacceptable standard of living accommodation. The proposal is contrary to the aims of policy SD4 (b) and H5 (a) of the Redcar and Cleveland Local Plan and the guidelines in the Design of Residential Areas Supplementary Planning Document.
