1 The proposed change of use and conversion from commerical garage/storage outbuilding at rear to residential accomodation and associated external changes by reason of the distance between the proposed windows on the western elevation would have an unacceptable adverse impact on the privacy of the occupiers of No. 9 Bath Street to the west. The proposal would also have an unacceptable adverse impact on the amenity of future occupiers of the proposed dwelling due to the limited separation distance between the windows, door and balcony on the southern elevation and the solid brick two storey elevation of Barclays Bank. The proposal is contrary to the aims of policy SD4 (b) and H5 (a) of the Redcar and Cleveland Local Plan and the guidelines in the Design of Residential Areas Supplementary Planning Document.
