| 3 | Before any part of the development hereby approved is brought into end use, a scheme of sound proofing showing measures to deal with sound insulation of walls and floors between the separate and adjoining properties shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented prior to the first end use of any part of the development and retained for the lifetime of the development. REASON: In the interest of neighbour amenity in accordance with Local Plan Policy SD4. |
| 4 | Prior to installation of the equipment to control the emission of fumes and smell from the premises, a scheme of works (to be installed in accordance with manufacturer’s instructions) shall first be submitted to and approved in writing by the Local Planning Authority. The details should include a scaled elevation drawing to assess the impact of proposal on the conservation area. The development shall not be first brought into end use until the approved extraction equipment has been installed in accordance with manufacturer’s instructions and approved in writing by the Local Planning Authority. All equipment installed as part of the approved scheme shall thereafter be retained, operated and maintained in accordance with that approval. REASON: In the interests of the amenity of the area in accordance with Local Plan SD4 and HE1. |
| 5 | Prior to the first use of the ground floor unit, details of the storage and handling of waste shall be submitted to and agreed in writing with the Local Planning Authority. The approved scheme shall thereafter be retained, operated and maintained in accordance with that approval. REASON: In the interests of the amenity of the area in accordance with Local Plan SD4. |
