# Condition Details
1 The proposed five light industrial units by reason of their siting on land that is not allocated for employment use and the lack of supporting information to justify the site fails to meet the range of criteria required to accord with Policy ED6 of the Redcar and Cleveland Local Plan.
2 The proposed five light industrial units by reason of the intensification of non-residential use in close proximity to neighbouring residential dwellings would have an unacceptable detrimental impact on the character and appearance of the area. The proposed development is therefore contrary to part j of Policy SD4 of the Redcar and Cleveland Local Plan.
3 The proposed five light industrial units by reason of their position in relation to residential dwellings to the south and east of the site would have an unacceptable detrimental impact on the neighbouring residential amenity. The proposed development is therefore contrary to part b of Policy SD4 and ED6 of the Redcar and Cleveland Local Plan and guidance in the Residential Extensions and Alterations Supplementary Planning Document.
