# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: P100_A_Site Location Plan P200_B_Existing Site Plan P201_D Proposed Site Plan P202_C Proposed Ground Floor GA Plan P203_C Proposed First Floor GA Plan P204_C Proposed Roof Plan P300_B_Existing Elevations P301_E Proposed Elevations (Sheet 1 of 2) P302_C Proposed Elevations (Sheet 2 of 2) REASON: To accord with the terms of the planning application.
3 A photographic record of all surviving historic interior features of the 18th century barn is to be made with locations of the features to be recorded on a plan and copies submitted to the local planning authority prior to the removal of any internal fabric. REASON: To safeguard evidence of the history and development of the listed building and to serve its interpretation to the public thereby enhancing its special architectural and historic interest.
4 The 19th century barn adjoining the 18th century barn is to be demolished in accordance with a detailed method statement, to be submitted to and approved in writing by the local planning authority prior to the commencement of demolition work. REASON: To safeguard and enhance the special character of the listed building.
5 The modular offsite system in the 18th century barn is to be installed in accordance with a detailed method statement showing how it will be attached to the historic walls of the barn and adjoining farmhouse, to be submitted to and approved in writing by the local planning authority before its installation. REASON: To safeguard and enhance the special character of the listed building.
6 Prior to installation of the modular offsite system, full details and/or samples of the roofing material shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard and enhance the special character of the listed building.
7 Prior to occupation of the development hereby approved, location details of the historic purlins and historic floor joists to be displayed internally shall be submitted to and approved in writing by the local planning authority. REASONS: To safeguard and enhance the special character of the listed building.
8 All repairs to brickwork on the 18th century barn are to be carried out in accordance with detailed method statements to be submitted to and approved in writing by the local planning authority prior to repairs commencing. REASON: To safeguard and enhance the special character of the listed building.
9 Notwithstanding the details provided on the submitted plans and elevations, approval of the exact details of the design, materials and location of all windows and doors to be re-instated within the 18th century barn, along with method statements for how the work will be carried out, shall be obtained from the Local Planning Authority prior to the commencement of any work to re-instate the windows. REASON: To safeguard and enhance the special character of the listed building.
10 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
