# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site Location Plan, DRAWING NUMBER 20-0050-003, received by the Local Planning Authority on 03.04.2020, Proposed Plans and Elevations, DRAWING NUMBER 20-0050-002, received by the Local Planning Authority on 05.05.2020. REASON: To accord with the terms of the planning application.
3 Prior to the installation of any extraction system on site, details of said system shall be submitted to and approved in writing by the Local Planning Authority. The details shall include methods to deal with odour, sound and vibration from the extraction system and premises, and the development hereby approved shall not be brought into end use until the approved extraction equipment has been installed. All equipment installed as part of the approved scheme shall thereafter be retained, operated and maintained in accordance with the approved details. REASON: To ensure there are no adverse impacts in relation to neighbour amenity in accordance with policy SD4 of the Local Plan.
4 Consideration must be given to BS 6465-1:2006 Sanitary installations. Code of practice for the design of sanitary facilities and scales of provision of sanitary and associated appliances (+A1:2009). The current plans do not provide sufficient w.c. provision for the maximum number of customers and likely staff numbers. Consideration must also be made for a staff changing area/separate staff w.c. due to the proposed size of the cafe/restaurant, and the nature of the business. It is not recommended that food handlers use the same w.c. as customers in a business of this size.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
