# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location and site plan (2020.019.PP05) received by the Local Planning Authority on 13th MArch 2020 - Proposed floor plans (2020.019.PP03. A) received by the Local Planning Authority on 11th June 2020 - Proposed elevation drawings (2020.019.PP04. A) received by the Local Planning Authority on 11th June 2020 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Prior to occupation of the extension/dwelling hereby approved, the proposed first floor window in the south east side elevation shall be obscure glazed and thereafter retained as such at all times. REASON: To prevent overlooking of neighbouring properties.
5 Notwithstanding the submitted information, the Juliet balcony railing as detailed on drawing 2020.019.PP04. A (Proposed elevation drawings) dated 11th June 2020 shall be installed at the time of the full length first floor window and shall remain in perpetuity for the lifetime of the development. REASON: To ensure the amenity of the neighbouring properties
6 The driveway shall be extended to provide three parking spaces (a minimum of 2.4m x 5m) in accordance with the proposed site plan received on the 13th March 2020 (2020.019.PP05). The additional parking spaces shall be constructed from porous/permeable materials or provision made to direct run-off water from the hard surface to a permeable or porous area or surface within the curtilage of the dwelling house. The approved car parking layout shall be retained for the lifetime of the development. REASON: To provide the requisite in curtilage car parking provision for a 4- bed property, in the interests of highway safety and to prevent increase risk of flooding from surface water run-off in accordance with Local Plan Policy SD4.
7 Informative Note: The applicant shall contact Engineering on 01287 612594 to discuss the provision of a permanent vehicular crossing.
8 Informative Note: At no point shall the adopted highway be blocked up with out the prior consent of the Councils Engineering team who can be contacted on 01287 612536.
9 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
