1 The proposed development, by reason of proportions and siting would not respect the character of the site and its surroundings which results in conditions detrimental to the character and appearance of the host property and surrounding area and the residential amenity of the occupants of the dwelling. The proposal is therefore contrary to the aims and objectives of the NPPF and Policy SD4 (b) (j) and (k) of the Redcar and Cleveland Local Plan.
