1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location Plan received by the Local Planning Authority on 6th November 2019 - Site plan received by the Local Planning Authority on 6th November 2019 - Proposed elevation drawing (Drawing no: MPG2 Rev B) received by the Local Planning Authority on 20th December 2019 REASON: To accord with the terms of the planning application.
3 Notwithstanding the details within this application, the shop front window frame hereby approved shall be a square section aluminium channel in a matt grey finish. REASON: To be in keeping with the Conservation Area in accordance with Local Plan Policy HE1.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
